We provide Residential and Commercial Property Management, as well as represent you in the leasing, purchase and sale of properties. We are a licensed Broker in the state of Arkansas with extensive experience in both Commercial and Residential Real Estate. We offer Customized Management Plans and would be happy to discuss with you which services meet your needs.
No, there are no management fees collected for vacant properties.
We work with local, proven contractors for basic work, and use licensed vendors for more specialized work. We are constantly evaluating our vendors on workmanship and cost effectiveness. We do not obligate owners to use our vendors, and will work with you if you have preferences for your properties.
Your properties are listed in the local MLS and showcased on the top most searched rental sites, both locally and nationwide. We do our best to showcase your property in the best light. We strive to always ensure quality imagery, great copy, and have your property appropriately priced to move fast while still earning you top dollar.
Through our online application, we conduct background and credit checks on every potential tenant over the age of 18. We also verify employment, income, rental history and prior evictions. We present our recommendations to our Owners and allow them to make final approval.
Standard residential leases are one year and commercial leases are typically multi-year. Rent is collected in advance through our secure online portal for the upcoming month (due on the 1st of each month). We offer a 4 day grace period, accepting payment without penalty up to the 5th of the month.
Rent is due on the 1st of each month. There is a 4 day grace period for rent to be paid, and on the 6th of the month a late fee is charged. All of our efforts are aimed at ensuring our Owners receive rental payment each month. If a Tenant stops paying rent, we will initiate the eviction process.
Yes. We generally conduct regular site visits and also inspections prior to move-in and after move-out.
The Owner’s portal provides you 24/7 access to updated account statements, repair status, tenant info and all essential property documents. We are also available for you by phone, text, and email.
We prefer to maintain a reserve, but this will vary depending on the property and Owner. For Residential Properties, $100 is typically set aside for maintenance that may arise. Any issues that arise that can be remedied for $100 or less are immediately taken care of. Larger repairs will require Owner approval. This amount is subjective and will be contingent upon each Owner.
No, we do not charge any fees for managing repairs of your property. This is part of our job that we are compensated for by the management fee.
No, there are no up front costs for working with us. We don’t make money until you do.
We manage a Broker’s Trust Account that holds the security deposit. The Security deposit belongs to the tenant, and is returned in full after Tenant move-out & inspection (minus any necessary repairs of the property due to the fault of the tenant.)
